Kensington trades on a combination that barely exists anymore: genuine character streets (weatherboard cottages, brick bungalows, wide verandas) within a few minutes of the CBD, South Perth’s foreshore and the Victoria Park café strip. It’s small, leafy and quietly in demand with buyers who want soul as well as location.

Character property sells on emotion backed by evidence. The buyer who falls for a Kensington cottage is buying floorboards, fireplaces and front-veranda evenings, but their offer still needs anchoring in comparable sales, and their building inspector will still ask hard questions about a hundred-year-old roof. Good campaigns here romance the emotion and pre-empt the diligence.
