No. An appraisal is a market opinion from a licensed real estate agent. A formal valuation is a legal document prepared by a licensed valuer, typically required for lending or family-law purposes. If you need one, I’ll happily refer you to an independent valuer.

Does it cost anything, or commit me to selling?

Neither. Appraisals are complimentary and carry no obligation whatsoever. Plenty of owners simply want to understand their position: for planning, for a refinance conversation, or to time a future move well.

How should I prepare for the appointment?

You don’t need to do a thing, not even tidy up. I’m assessing the property, not the housekeeping. If you have records of renovations, rates or strata fees handy they help sharpen the numbers, but they’re not essential.

Will you just quote me a high number to win the listing?

No, and I’ll show you why that tactic costs sellers money. An overpriced launch burns the campaign’s most valuable window: the first two weeks, when buyer attention peaks. My appraisals come with the comparable evidence attached, so you can judge the reasoning yourself.
