A prestige property doesn’t sell the way a three-by-two does. The buyer pool for a riverside residence in Applecross or a penthouse on the South Perth foreshore might be a few dozen genuine candidates: some local, some interstate, some who will never respond to a portal listing. Reaching them takes a network. Convincing them takes a story told well. And converting them takes an agent who can hold a negotiation where hundreds of thousands of dollars turn on patience and nerve.

Discretion, guaranteed. Many of Perth’s best results never appear in a portal search. If your circumstances call for a private process, the entire campaign (inspections, negotiations, settlement) can run without your street ever knowing the home was for sale.

Positioning
Prestige buyers don’t buy bedrooms and bathrooms. They buy provenance, position and permanence. The campaign has to articulate what makes your home unrepeatable: the north-facing river frontage, the architect, the jacaranda canopy, the school catchment.
Patience
Top-end sales are won by agents willing to let strategy mature. Rushing a prestige buyer compresses your price; holding the line, politely and with evidence, expands it. The right agent knows the difference between momentum and panic.
