Every apartment sits in front of two possible audiences. The owner-occupier buys the morning light, the river glimpse, the walk to the foreshore cafés. The investor buys the rental yield, the strata health, the vacancy history. The highest price comes from knowing which audience will pay more for your apartment, then building the campaign for them.
South Perth and Como sit in a genuinely interesting apartment cycle: limited new supply, strong rental demand and a deep pool of downsizers wanting to stay in the suburb they love. The presentation budget
Investment stock rarely justifies renovation before sale, but a precise, minimal refresh often returns multiples. The discipline is knowing where the line is, and I’ll show you with comparable evidence.
The tax calendar
Settlement timing can matter to your accountant as much as price matters to you. I coordinate campaigns around those constraints, and refer you to independent tax advice rather than pretending to give it.
Property management
Need management, not a sale?
Brian McAllister Properties doesn’t manage rentals directly, and that’s deliberate. Sales is a full-time craft, and your tenants deserve a dedicated property manager, not a distracted one. When clients need management, I refer and coordinate through The Agency’s established property management team.
