In short

What an appraisal is

A property appraisal is a complimentary, no-obligation assessment of your property’s current market value, based on recent comparable sales, properties currently on the market and buyer demand in your area.

But my appraisal goes beyond simply providing a price.

I’ll walk you through a tailored marketing strategy, explain the advertising costs and selling fees, and share practical advice on how to maximise your property’s appeal.

With years of experience in real estate, I’ll also share valuable insider tips on presentation and preparation that can help your property stand out, attract more buyers and create genuine competition.

My goal is simple: to help you make informed decisions and achieve the best possible result.

A property appraisal is not a formal valuation, which must be undertaken by a qualified valuer.

Free appraisal. No pressure. No obligation. Just straightforward property advice.

Why property owners start here

An appraisal is a decision tool, not a sales pitch.

When considering selling your property, understanding its true market position is the first step.

Not all property appraisals are created equal. Some focus on providing an attractive price to secure a listing rather than a realistic assessment of what buyers are prepared to pay. Overpricing can lead to longer selling periods, reduced buyer interest and unnecessary marketing costs.

My approach is straightforward, transparent and based on market evidence.

I’ll personally inspect your property and provide a complimentary, no-obligation appraisal based on recent comparable sales, competing properties currently available and buyer demand in today’s market.

But there’s much more to an appraisal than simply discussing a price.

I’ll share practical advice and insider knowledge on how to present your property to capture buyers’ attention, including improvements worth considering and expenses that may not deliver a worthwhile return.

We’ll also discuss marketing strategies, advertising costs, selling fees and the different approaches available to achieve the strongest possible result.

My aim isn’t simply to list your property. It’s to help you understand your options, make informed decisions and position your property to attract genuine buyer competition.

Whether you’re ready to sell, considering your options or simply curious about your property’s current value, I’m happy to have a conversation.

No pressure. No obligation. Just straightforward advice backed by experience.

What you receive

Every appraisal answers five questions.

Q 01

What would it sell for today?

A realistic market range grounded in comparable sales, with the actual addresses and results we’re comparing against, so nothing is asked on faith.

Q 02

Who is the buyer?

Downsizers, young families, investors, apartment upgraders. Knowing exactly who will fight for your property changes how it should be marketed and negotiated.

Q 03

What’s worth doing before launch?

The short, honest list: presentation moves that return multiples of their cost, and the expensive jobs your buyers wouldn’t pay extra for.

Q 04

Which method of sale fits?

Private treaty, auction or Expressions of Interest: each suits different properties and markets. You’ll get a recommendation and the reasoning, not a default.

Q 05

Sell now, or wait?

If the evidence says waiting will serve you better, that’s exactly what I’ll tell you. An appraisal should leave you better informed either way.

Common questions

Appraisals, answered straight.

What is my property worth in today’s market?

It depends on three live factors: comparable sales in your suburb, the competition on the market right now, and buyer demand in your price bracket. That’s exactly what an appraisal measures, and why a written position beats any online estimate, which can’t see your renovation, your outlook or your street.

Is an appraisal the same as a valuation?

No. An appraisal is a market opinion from a licensed real estate agent. A formal valuation is a legal document prepared by a licensed valuer, typically required for lending or family-law purposes. If you need one, I’ll happily refer you to an independent valuer.

Does it cost anything, or commit me to selling?

Neither. Appraisals are complimentary and carry no obligation whatsoever. Plenty of owners simply want to understand their position: for planning, for a refinance conversation, or to time a future move well.

How should I prepare for the appointment?

You don’t need to do a thing, not even tidy up. I’m assessing the property, not the housekeeping. If you have records of renovations, rates or strata fees handy they help sharpen the numbers, but they’re not essential.

Will you just quote me a high number to win the listing?

No, and I’ll show you why that tactic costs sellers money. An overpriced launch burns the campaign’s most valuable window: the first two weeks, when buyer attention peaks. My appraisals come with the comparable evidence attached, so you can judge the reasoning yourself.
